Cambria Collection
In several locations in Upper and Lower SeaCliff, Urban West built semi-custom homes known as Cambria. Residents of theses homes can enjoy a leisurely stroll to the beach and some of the estate-style homes enjoy locations with panoramic views of the SeaCliff Country Club.
Semi-custom floor plans range in size from over 2,400 square feet to 3,500 square feet. The classical architecture features masonry, stucco or wood siding. There are six floor plans and seventeen different elevations. Most of the three, four and five bedroom plans include a formal entry, sweeping staircases, formal living rooms with fireplaces, formal dining rooms, gourmet kitchens, some with islands and built-in refrigerators, large secondary bedrooms (four floor plans have a main floor bedroom), spacious master suites, some with retreats, fireplaces, and view decks, luxurious master baths, some with spa tubs, all enjoy dual sinks and large walk-in closets.
Downtown
A seashore city that was an oil town and vacation playground rolled into one at the turn-of-the-century, Huntington Beach is continuing its metamorphosis into a community of fine homes of all ages and styles amidst redevelopment projects that include "Pacific City" and "The Hyatt Regency Resort & Convention Center".
Downtown residents enjoy neighborhoods that are in direct contrast to each other. There is an eclectic mix of single, two, and three story single-family homes and multi-story town homes, ranging in size from 800 square feet to over 3,000 square feet. It is quite common to find towering custom, three-level beach "row" home next to 1930's Craftsman cottage next to 1950's style bungalow all on what is referred to as "the numbered" streets or "state" streets east and west of Main Street. Sprinkled throughout the Downtown area are "Ozzie and Harriett" neighborhoods such as the Lake Park District. The 4th of July for the City Parade down Main Street complete with floats, homecoming queens in convertibles and local fire trucks is reminiscent of another era and typifies the Huntington Beach urban atmosphere.
Independent homebuilders are continuously leveling homes on double-wide lots (approximately 50x100 feet) and building three-story, generally Mediterranean designed homes on lots approximately 25x100 feet. For more consistent neighborhoods, there are two tract-home neighborhoods, Ocean Pointe and Pacific Bay located at Palm and Golden West. Plaza Almeria is the latest Downtown development that includes a mix of commercial, retail and residential penthouses. Some of the single-family giants and town homes enjoy panoramic ocean views. There is definitely something for everybody downtown.
Edwards Hill
Nestled into gently rolling hills is the exclusive community known as Edwards Hill. Polo, Trotter, Shire, Quarterhorse and Hitchingpost are just a few of the street names that set the tone for the country ambiance shared by the residents who enjoy living adjacent to the Equestrian Center, where riders and their horses are a common sight on the riding trails that weave throughout this community.
Development of this area began in 1987 as several independent homebuilders built small tracts of semi-custom homes. In addition to those developments, individuals purchased large parcels of land; some exceeding 1 and 2 acre plots and stately mansions were built. English Manor, French Tudor, Mediterranean, Craftsman, and Traditional are but a few of the architectural styles popular here. Homes built on cul-de-sacs without sidewalks help to maintain the feeling of being in the country.
In 1996, Urban West developed enclaves of executive, semi-custom homes known as The Hamptons, where most lots average 9,300 square feet. The Ascot Series features four-car garages in most homes and some lots exceed 15,000 square feet. This mostly Mediterranean and Traditional architectural style community offers four floor plans, four and five bedrooms with over 3,200 square feet to over 4,000 square feet. This is one of the SeaCliff neighborhoods that offer single-story homes.
The latest addition to Edwards Hill is Triple Crown, semi-custom estate homes developed by Heritage Communities. There are only 24 homes in this neighborhood styled with Mediterranean and Traditional architecture. The three floor plans offer gracious living with magnificent kitchens and expansive master suites with optional retreats and opulent master baths with spa tubs. Each plan offers four bedrooms, some with options for a fifth bedroom and range from over 3,200 square feet to over 4,200 square feet.
Huntington Harbor
Just north of the Bolsa Chica Wetlands adjacent to Pacific Coast Highway is Huntington Harbour. Nearly 900 acres of tidal marshland was developed by Christiana Corporation in 1959. The master plan called for the creation of five islands, "Admiralty", "Gilbert", "Davenport", "Humboldt" and "Trinidad". The first homes were offered for sale in 1962 and to satisfy passions for boating, water sports, canoeing, swimming, and just relaxing, more than half of the residences on the mainland and the islands of Huntington Harbour are water or bay front and more than 250 acres are devoted to recreational marinas, waterways and lagoons.
Harbour residents enjoy a tasteful mix of custom and semi-custom, single and two story single-family residences and town homes. Most homeowners enjoy docks immediately adjacent to their homes or their boats are docked at a common marina space adjacent to their neighborhood. Most of the Huntington Harbour neighborhoods are not gated and have bridges bearing street names denoting the island onto which you are crossing. To be sure of where you are just check to see if you are on Davenport, or Humboldt, or Gilbert….etc. You will find gated neighborhoods in the Harbour bearing the names of Portofino, Faire Marin, Tennis Estates, Seabridge, Broadmoor and Coral Cay.
There is a wonderful renaissance of redevelopment and renovation in the Harbour neighborhoods. The Harbour is in its 40th year and residents are changing the streetscapes implementing classical architectural styling modeled after Traditional, French Tudor and Chateau, Mediterranean, Tuscan, Contemporary, Monterey Mission and Cape Cod. Whatever the architectural styling, each waterfront home has been built to capture the water views.
The luxurious living spaces found in most homes enjoy open, spacious floor plans with formal living rooms and dining rooms, vaulted ceilings, gourmet kitchens, some with center islands, adjacent to family rooms, most with fireplaces, large secondary bedrooms and spacious master suites with walk-in closets and master baths with dual sinks and separate spa tubs and showers. Surrounded by the Regional County Park and the Bolsa Chica Ecological Reserve just north of Pacific Coast Highway off Seapoint, Ocean Colony is a gate-guarded enclave of only 53 homes developed by Urban West in 2000. Just steps to the Pacific Ocean, three Italian Renaissance floor plans bear the names of Villa Ravelo, Villa Savona and Villa Torcello. The Tuscan architecture creats a beautiful picture of a village by the sea and most homes enjoy panoramic Catalina and Ocean views. This neighborhood offers residents the closest proximity to approximately nine miles of uninterrupted coastline.

This guard-gated community is located east of Main Street off Yorktown and offers expansive floor plans and impressive Mediterranean architecture. Urban West and Mansion Hill began developing this community in 1986; three pools, a trio of spas, barbecue facilities and outdoor wet bars accent the three recreation centers and clubhouses that are conveniently located throughout the community. There are two neighborhoods in Pacific Ranch: The Town Homes and The Villas. Sea breezes and lushly landscaped grounds set the tone for a unique California Coastal lifestyle. As part of the master-planned of Huntington-Seacliff community, these homes focus on residential comfort and state-of-the-art living, incorporating charming stone and brick enhancements, dual glazed windows, oil-rubbed bronze exterior hardware, shutters and wrought iron detailing. SeaCliff on the Greens
This guard-gated neighborhood located just north of Pacific Coast Highway and west of Golden West off Palm, offers homes in Mediterranean, English Tudor and French Chateau architectural styles and was developed by Cayman Development in 1987. SeaCliff on the Greens is known for its lush landscape of mature trees and sidewalks that meander through greenbelts and along waterscapes.
There are three types of homes offered at SeaCliff on the Greens. The Estate Series with just over 100 single-family detached homes with seven different floor plans. The Master Series with over 100 single-family attached homes with four different floor plans. The Club Series and Club Series South with about 420 attached town homes with five floor plans. This private, guard-gated community consists of four distinctively different neighborhoods located only a stone's throw from the Pacific. Developed in 2001, The Boardwalk is located off Golden West, just north of Pacific Coast Highway in Huntington-SeaCliff.

Concrete tile roofs harmonize with each color scheme and covered front porches and decks have wood or iron rails.
